Referencing

We need to check your suitability to rent – our landlord clients expect this of us. We do this in a variety of ways, however, our Landlords may insist on our using an independent referencing agency who will send you an email to a link where various questions will need to be answered. You can do this using a computer, tablet or most smartphones. Further, we will confirm your right to live and work in the UK and we will seek proof of your identity. If you do have any current or past credit issues, or you believe there is any other information that may affect you passing our referencing procedure, tell us straight away.

Fees

From 1st June 2019, there are no fees for referencing payable by prospective tenants. There is also no charge applicable in the case of a proposed Guarantor. Download our leaflet entitled Relevant Letting Fees and Tenant Protection

Deposit and Client Money Protection

We will seek a deposit which is calculated as 5 weeks rent. It is a legal requirement that all deposits are held in a government-backed protection scheme. Unless otherwise directed by the Landlord, and agreed, we will hold deposits in our Deposit Protection Service (DPS) account. Deposits paid to us will initially be held in our company’s Client Account which is protected under the RICS Client Money Protection scheme and within 30 days, transferred to the DPS. If there is a hiccup

Sometimes a tenant may not be approved immediately by the referencing agency and more time is needed to process the application. This can happen when prospective tenants are without a regular income or with someone leaving their family home for the first time with no renting history. This is not uncommon yet there are still options for tenants. It may be that we need to discuss having a guarantor or suggest that rent is paid ‘up front’ for the agreed term.

Guarantor

If landlords have concern about your application it might be that a Guarantor is requested. A Guarantor is usually a parent (or similar) and will agree to take joint responsibility for the payment of rent if the tenants fails to meet their obligations, and for any damages beyond the value of the deposit.
